Letter from the LCHBA President
The good side of tough times
Building a new home or undertaking a major remodeling project are potentially the single largest investment you will ever make. So why would you want to consider this in these “tough economic times?” Here are a few points to ponder
- The banks have money to lend. Despite what you hear on the national news, the banks in Lawrence county DO have money available, and at very competitive rates.
- Builders and remodelers are available. Members of our Association are keeping busy, but let’s fact it, it’s not a “boom” year… at least not yet. Therefore, the waiting lists are shorter and they have more time to meet with you to discuss your project.
- Material is available and at reasonable cost. Supply-and-Demand forces are working to your advantage at this time.
- Things will get better. As the economy improves, more people will be getting involved with projects that they have been putting off. Builders will get busier and the demand for money and material will increase.
The bottom line is. If you choose to get your project completed now, with lower interest rates, lower material costs, and more competitive and available contractors, you will see an increase in the value of your property when the market turns up.
Those that decide to wait until “things turn around”, will see an increase in price and possibly a longer timeframe to get their projects completed.
Add to this the tax incentive for first time home buyers ($8,000) and/or energy tax credits for new construction or remodeling (3% rebate on the cost of energy saving materials) and you may decide that the best time to get your project off the ground is now.
Thank You.
